AHMC Asset Management, LLC (AHMC) has been located in Eau Claire, WI since 2006. AHMC employs 100+ individuals and currently provides property management services for 3,000+ multi-family units, in 53 communities in West Central Wisconsin and in various Minnesota locations. The corporate office in Eau Claire, Wisconsin employs 13 people. AHMC also manages four commercial properties and four bank building properties. Our total combined asset value is $100 million, with annual revenues of $13 million.
The mission of AHMC - Acquire, Hold, Maximize, Consult - is to provide effective services for real estate investors so clients can achieve their real property investment goals. AHMC offers multiple services for real estate investors who seek experienced advisors in the acquisition, development, operations management, accounting, financing and sale/disposition of real property assets.

Cary Osborn has served as AHMC’s CEO since 2006. He is responsible for financing and investing activities that include the development, acquisition, and disposition of real property assets. Osborn assists ownership with professional service activities that include strategic planning, market research, entity structure, performance measurements, 1031 exchange transactions, and corporate policy. He received a Bachelor of Science degree in Finance from the University of Wisconsin at Eau Claire in 1991. Osborn is also a licensed Real Estate Broker. |

Sherry Duren serves as AHMC’s Chief Operations Officer. Ms. Duren graduated from UW-Superior in 1997 with a Bachelor of Science and Accounting degree. Duren has 10 years experience in operations management, accounting, technology and information systems. She joined the AHMC staff in 1999. |

Jeff Wachter serves as AHMC’s CFO. Wachter graduated from UW-Eau Claire in 1994 with a degree in Accounting. Wachter became a Certified Public Accountant (CPA) in 2002. Wachter has nine years experience in accounting and governmental housing compliance and has been with the company since 1996. Wachter holds certificates in National Compliance Professional (NCP), Housing Credit Certified Professional (HCCP) and is also a licensed Real Estate Broker. |

Kimberly Stair serves as one of AHMC's Regional Supervisors. Ms. Stair graduated from Western Technical College with associate degrees in retail marketing, general marketing, and fashion merchandising. Stair adds over 15 years of property management experience to the organization working extensively with Section 8, Section 42, senior, and conventional housing. |

Jeana Walters serves as one of AHMC's Regional Supervisors. Ms. Walters graduated from St. Ambrose University in 1993 with a degree in Business Administration, concentrating in marketing. Walters adds over 13 years of property management experience to the organization. |

Liz Sieben
Business Development Coordinator
Liz Sieben serves as AHMC’s Business Development Coordinator. Ms. Sieben joined the AHMC team in 2009. Sieben has six years of professional experience in real estate management in the Twin Cities area as well as locally in Dunn, Eau Claire and St. Croix counties. Ms. Sieben was responsible for developing the AHMC corporate website as well as establishing, maintaining and monitoring all on-line marketing. She has successfully secured and organized several of our third-party management contracts.
